Feasibility Studies

Project Site Survey
The prospective facilities under consideration are analyzed to determine what project improvements are necessary. A comparative analysis is delivered showing attributes and liabilities of each individual building. This includes construction cost and an assessment of the effectiveness of the buildings geometry within the companys floor plan configuration. Also provided is a technical review of the buildings structural, mechanical and electrical integrity. It is in these areas that the prospective owner faces the most costly elements of construction and it is usually this area least understood by the client. top of page

Space programming provides the management team with statistical information and planning data for determining current, future, and optional space requirements and space utilization guidelines. Needs Analysis
A complete needs analysis for a corporate relocation would include a feasibility study, a project site survey and space programming. Many companies do not require the complete study and opt for a partial treatment to provide the information they require. Selecting an architect or a contractor could become a costly course of action if the wrong decision is made. The preferred architect or contractor will have expertise in the type of environment being designed and built. top of page
Design Coordination

Construction Risk Management
Construction risk management can be relatively straightforward or extremely complex, depending on the commitment made by an owner to planning, planning, planning. As in any risk management situation, the desired result is controlling costs. Decisions from the size of space required to the positioning of the airflow ducts to prevent noise pollution must be made. If the details are not in the plan and budgeted properly, the expense of changing it rather than doing it right the first time could potentially be a showstopper for the entire project. Construction is really a service, not a product. The service is essentially directing and coordinating the work of dozens of subcontractors, suppliers, craftspeople, and laborers. Someone must also coordinate the builders services with those of the architects, engineers, and consultants. Construction Administration
The scheduling and coordinating of contractors is critical for a timely completion. The general contractor and the owners vendors and contractors, each of whom has priorities and often conflicting activities, require a hands-on advocate for the owners position. During the construction period, changes to the original design are most likely to occur and can be very disruptive and costly to the work schedule. Office Furniture, Systems and EquipmentSourcing and Procurement
Years of planning and finding resources on a number of projects enables us to recommend the most capable suppliers of office furniture, systems and equipment. We will investigate product and equipment options and evaluate their appropriateness to specific requirements. In line with the space program, a quality standard will be developed. Once product choices have been chosen, a detailed comparative analysis of each manufacturer, product and price will be created allowing value-based decisions. As an owners independent representative, Project Partners is free of any alliances that would create a conflict in choice of the best product with the greatest value. top of page
Reapportioning Assets
Your current office furniture, systems and equipment have value. Recouping some or all of it to apply to replacement office furniture systems and equipment is always desirable but not always easy to accomplish. Guidance will be provided to develop criteria for a furniture policy and in making a decision whether to keep all that you have currently, disposing of some of it while reworking the rest to coordinate with new furniture, or to completely replace everything. top of page

To round out the program, post occupancy administration is supported by assistance in specifying and bidding cleaning contracts, interior plantscape, and developing an artwork program. There are always post-relocation events that must be managed. If these tasks are not proactively managed and driven to conclusion, some may never be completed, while others may take months to finish. The closeout plan will allow the facilities department to acclimate and ensure the integrity of the build-out is maintained throughout the life of the occupancy.
